Devices die quietly
A dead camera or thermostat battery usually shows up right when you need it most.
We started this as East Austin Airbnb owners who needed someone reliable to walk the house, handle the little stuff, and tell us what was going on. Now we're building that service for other Austin owners, too.
Tell us about your placeOur own rental houses showed us the gap between doing nothing and hiring a full property manager.

A vacant home can look perfectly fine from the sidewalk while little problems stack up inside. Your mini-manager gives it a proper walk-through, not just a drive-by.

Packages and an overstuffed mailbox are a pretty clear sign that nobody is home.
A small leak is manageable on day one. A few weeks later, it can be a much bigger job.
No long intake maze. We learn the house, agree on what matters to you, and keep you in the loop every time we stop by.
Send a note on WhatsApp with the neighborhood and what you need watched.
We do a walk-through together, in person or by video call, and set up a lockbox at the property.
We stop by two or three times a month and send a clear photo report after every visit.
Every visit includes a full walk-through, a photo report, mail collection, and small fixes. You only pay for parts when something needs replacing.
Two visits a month for a place that just needs a regular set of eyes on it.
Three visits a month, plus priority scheduling when an urgent issue comes up.
A single trial visit when you want to see exactly how it works before choosing a plan.
Monthly plans, cancel anytime.

The jobs are simple. Getting someone you trust across town to do them is the hard part.
We're based in East Austin and serve nearby neighborhoods across central and East Austin. Not sure if your place is in range? Send us the ZIP code.
We'd ask them too.
Your key stays in a lockbox at the property. Codes are never shared or copied.
No, and that's the point. Mini-manager means check-ins, photo reports, and small fixes. We do not lease your property, manage tenants, collect rent, or take a percentage. We are the simpler layer between doing nothing and hiring full property management.
If we learn about an urgent issue like water or a break-in, we call you right away. This is a scheduled check-in service, not insurance or 24-hour monitoring.
No. A lockbox plus a video walk-through works well if you're already out of town.
Small stuff, yes. We can change batteries and bulbs, charge a camera, or reset a plug, with parts billed at cost. For anything bigger, we flag it with photos and can coordinate a vendor you choose.
We own Airbnbs in East Austin, and we kept running into the same gap. We didn't need a full-time property manager. We needed a mini-manager: someone reliable to walk the house, charge the Ring, change a battery, grab the mail, and tell us what they saw. So we built the straightforward service we wished we'd had.
Send the neighborhood, how often you're away, and the little things you worry about. We'll tell you if we're a good fit.
